OREGON ACREAGE

Home in Scappoose

Find land that fits your life

Acreage is about more than a number on a listing. A five-acre property with workable pasture may suit your plans differently from a larger wooded or sloped parcel. As a local REALTOR® and acreage owner, I help buyers and sellers look closely at both the home and the land in Columbia County and surrounding Northwest Oregon communities.

Buying a horse property

Walk through the daily routine: turnout, shelter, water, feed storage, manure management, and access for trailers and deliveries. Examine fencing, gates, barn layout, footing, drainage, and maintenance needs. Bring the appropriate inspectors and specialists into the process rather than relying on photographs or listing descriptions alone.

Farms, ranches and rural homes

Start with your intended use and confirm that the property can support it. Review zoning, permits, recorded access, easements, and available records with the relevant authorities and qualified professionals. For agricultural plans, ask about water sources, soils, infrastructure, and ongoing operating costs. Existing use or a marketing label does not establish approval for every future use.

Wells, septic systems and access

Gather available well logs, water tests, septic records, maintenance history, and driveway or road agreements. Buyers should plan property-specific inspections and investigate questions within their contract deadlines. Confirm boundaries and legal access when they matter to your plans; an aerial image or fence line is not a survey.

Selling acreage or a horse property

Buyers need to understand the complete property. Before photography, tidy the home, barns, fencing, gates, and accessible outdoor areas. Organize system records and an accurate list of improvements. We will discuss pricing based on relevant comparable properties and how to present the features that make your acreage distinctive.
